| Equal Housing: Heather Ridge is an equal housing company. Non-discrimination on the basis of race, color, religion, sex, handicap, familial status or national origin is the comprehensive policy of this company. Age: All leaseholders must be at least 21 years of age. Number Of Occupants: No more than two (2) people will occupy a studio or one bedroom apartment. No more than four (4) people will occupy a two bedroom and no more than six (6) people in a three-bedroom apartment. Children and babies are considered occupants. Application Fee: An application fee of $35.00 is required per leaseholder/cosigner. Each applicant must qualify independently of each other, however income will be considered jointly for married couples. Terms: Only six (6) month leases are offered. Security Deposit: A $350.00 security deposit is required to hold an apartment and is due by close of business day after notification of approval. Public Service Fee: A Public Service move out transfer fee of $8.00 is charged up front. Rental Application: Must be completed by each applicant without omissions or falsifications. Acceptance of application is based on rental, credit and employment history, as well as income. Twelve (12) months of rental history is preferred and references must confirm timely payments and sufficient notice given. Applicants must have stable employment and income should be at least three (3) times the rental amount. Applicant must also have a satisfactory credit bureau rating. Evictions, judgments and negative rental references are grounds for automatic decline of application. We will work with bankruptcies that have been discharged for more than 24 months, as long as applicant has some positive credit established. Rental Payment: The monthly rent is due on the 1st of each month. A late fee of $25.00 will be charged if rent is received later than the close of business on the 5th of each month. For each day after the 5th rent is not received, $10.00 will be added to the late fees. On the 10th of the month legal fees will be incurred. All returned checks will be assessed a $30.00 service charge plus applicable late charges. A rent drop box is located at the West entrance to the leasing office for your convenience. Move In: Move-ins between the 25th and the 31st of any month will require prorate and the next month’s full rent. On the scheduled move in date all funds are due in full to include rent, remaining deposit and public service fees. Renters Insurance: We recommend you obtain renters insurance as Heather Ridge apartments is not responsible for damage to, or loss of personal property. For residents with waterbeds and fish tanks 50 gallons or more, proof of insurance is required. Military Discount: Discount of $20.00 off the current rental rate and a security deposit of $350.00 for active service members. Military release clause is available for active duty transfers only. Senior Discount: (Pines only): Discount of $20.00 off the current rental rate and a security deposit of $150.00 are offered to applicants who are at least 65 years of age on the scheduled move-in date. Pets: NO DOGS, FERRETS, or RABBITS ALLOWED AT ANY TIME.
(SERVICE ANIMALS EXCEPTED.) We will allow cats that have
been spayed/neutered and properly registered. A $100.00 deposit
is required. There is also an additional $10.00/month “pet
rent” (per animal) in addition to monthly base rent. No more
than 2 (two) animals per household. Management approval is required
prior to obtaining any pet. |
